When one of London’s prestigious cultural institutions required a new asbestos consultancy partner in 2025, they sought more than just a service provider. They needed a collaborator capable of navigating the complexities of a historic estate.
ADEX was selected following a rigorous competitive tender process. While our technical expertise was a given, the client specifically cited our personal service and commitment to “wrap-around care” as the deciding factors.
The Challenge: A Diverse Architectural Timeline
The museum’s portfolio presented a unique challenge, featuring a mix of:
- Original Victorian-era architecture.
- Mid-century additions and 1990s developments.
- Specialized off-site collection archives requiring sensitive access.
Our Solution: Beyond the Standard Survey
1. Accessible Data & Comprehensive Surveys
We conducted a site-wide Management Asbestos Survey. Rather than delivering dense, impenetrable technical files, we provided simple-to-understand reports. Our goal was to make critical safety information accessible to all stakeholders, from site managers to maintenance teams.
2. Bespoke Management Planning
We believe a safety plan only works if it’s actually followed. Instead of a generic template, we worked alongside the museum’s team to develop a bespoke Asbestos Management Plan. By auditing their specific internal systems and workflows, we ensured the plan reflected how the museum actually operates on a day-to-day basis.
3. Targeted Training Modules
Communication is the backbone of compliance. ADEX developed and delivered customized asbestos awareness training. Rather than a “one size fits all” approach, we tailored modules for different audiences:
- Cleaners and Grounds Staff (General awareness).
- Facilities & Maintenance teams (Operational risks).
- External Contractors (Site-specific protocols).
- Duty Holder (Legal requirements and awareness).
The Result: A Living Partnership
For many consultancies, the delivery of the report marks the end of the job. For ADEX, it was just the beginning.
We provide ongoing “wrap-around” support that removes the administrative and regulatory burden from the Duty Holder:
- Strategic Guidance: We attend project meetings to advise on upcoming refurbishments and maintenance, ensuring best-practice compliance from the planning stage.
- Lifecycle Training: We link into the schedule for new starter inductions and refresher courses, ensuring no one falls through the cracks.
- Personal Connection: We hold regular on-site catch-ups with the Duty Holder and nominated persons. These informal sessions (usually over coffee) ensure the client has a clear, stress-free picture of their site’s status and upcoming requirements.
ADEX Director Alex Painter : “Working with a client that takes their ‘Duty to Manage’ so seriously is a privilege. We look forward to a long-term partnership in keeping this iconic London landmark safe for staff, researchers, and the public alike.”
